With the continually shifting real estate environment in the Fraser Valley, we provide realistic timelines and cost expectations for design, permitting, and construction. This supports clients in planning move dates, lease commitments, and broader business transitions.

Building on Pre-Design findings, DCL refines space planning to better align with client expectations and applicable regulations. This stage helps establish a credible project schedule and high-level budget, creating a realistic foundation for financing, planning, and subsequent design and permitting phases.
Once the client confirms that the design and preliminary budget meet their needs, DCL engages the necessary architects and engineers—based on project complexity—to develop full permit drawing sets for municipal submission.
Prior to submission, we review the drawing package with the client to capture any final revisions and avoid unnecessary permit changes or delays. Following this review, DCL manages the full permit application process, coordinating with all authorities having jurisdiction.
After permit drawings are submitted, the engineering team advances the design by completing the tender drawings. These drawings incorporate all final details, including specific client requirements such as logos, paint selections, lighting fixtures, and custom features.
Upon completion, the tender drawings are reviewed with the client for accuracy. DCL then solicits competitive pricing from multiple trusted vendors. All proposals are consolidated into a tender budget tracker and presented to the client for review and approval.
Many projects require early procurement to mitigate supply-chain risks and ensure materials arrive in alignment with the project schedule. DCL identifies critical items during design development and provides costed recommendations to support client financial planning.
